A Message for October.
The Chicago industrial real estate market has continued its strong recovery with another quarter with excellent transaction volume. The Chicago metro vacancy rate for industrial real estate dropped another 30 basis points 9.5% vacancy and nearing equilibrium levels. Vacancy rates in the I-55 corridor continue decline with vacancy rates at 7.3%. In the last month alone we have seen absorption of over 1.2 million in Class A space alone in the I-55 corridor.

The I-55 corridor submarket continues its robust recovery driven by its strategic location for logistics and intermodal freight. The I-55 corridor submarket is home to four key intermodal centers, all located within minutes of the I-55 corridor. In addition the I-55 corridor has a very strong labor market and combined with a robust public transportation infrastructure, makes the I-55 corridor a preferred location for manufacturers.

Speculative construction is underway again in the I-55 corridor targeting two distinct user sizes. Two new projects involve multi tenant buildings that will accommodate users in the 20,000 to 50,000 size range. In addition, DCT has just completed a 604,000 square foot speculative distribution center located near the I-55 and Weber Road interchange and Clarius Partners is under construction for a 1 million square foot facility in Joliet.

West Highland Capital Partners Signs 5-Year Lease in Countryside
Chicago - Friday, October 20, 2017: Newmark Grubb Knight Frank is pleased to have assisted West Highland Capital Partners in the lease of 25,557 sf in a building located at 5808 East Avenue, Countryside IL. West Highland Capital Partners is starting up a new upscale grocery chain, and this refrigerated facility will be their distribution center.
